How much deposit do I need for commercial property?

Usually more than for a home. Many lenders lend 65% to 80% of the value, so a deposit of 20% to 35% plus costs is common. Using equity in other property can help.

Can my SMSF buy my business premises?

Yes. From 10 August 2026, new SMSF borrowing is limited to business real property, which includes premises your business uses. Speak with your SMSF accountant as well.

Is commercial property assessed on my income or the rent?

Both. Lenders look at the rent and lease, plus your personal or business income where the property is owner-occupied or the rent does not cover the loan.
