From 10 August 2026, a new SMSF loan can only be used to buy business real property, such as commercial premises used in a business. SMSF loans set up before that date, and refinancing them, are unaffected. We help with both.

Can my SMSF still buy a residential investment property with a loan?
Not with a new loan. From 10 August 2026, a new limited recourse borrowing arrangement can only be used for business real property. Existing loans and contracts exchanged before that date are unaffected.
Can I refinance my existing SMSF loan?
Yes. The ATO has confirmed that refinancing an LRBA entered into before 10 August 2026 is unaffected. We compare SMSF lenders to see if a better rate is available.
Do I need financial advice?
